We are a Nashville-based, full-service short-term rental property management company specializing in properties in Nashville, TN. We handle all aspects related to guests, vendors, financial reporting, and local regulatory compliance.

How long are management agreements?

All management agreements are for six months before converting to a month-to-month agreement. Stay Music City and/or the owner must provide a 30-day notice of non-renewal.

What is the management fee?

We charge a 12% management fee.

What other fees do you charge?

We charge a one-time $500/property onboarding fee and a $100/month/property supplies fee. We provide all guest consumables such as toilet paper, trash bags, coffee, paper towels, etc. The owner is responsible for supplying mattress protectors, duvets, and pillows; we manage the inventory, make claims for damages/theft, and replace items on behalf of the owner when necessary. We provide all linens, towels, locks, and video doorbells.

How are cleaning fees and other income handled?

We retain 100% of the cleaning fees and cover all expenses (and refunds) related to cleaning. We split other income (such as early check-in, late check-out, and pet fees) with owners 50/50.

We do not offer permitting services.
